What problems do we encounter when tenants want to leave their rental? The move-out process is one of the most challenging times for property managers and landlords because this period often leads to most problems with tenants. I’ll share some of these challenges and how we handle them.
What are the common issues during move-out? When tenants are preparing to leave a rental property, the property owners sometimes feel anxious about the condition of their property and the return of the security deposit. Because of that, the owners want to be more involved during the move-out and wish to visit the property or check on the situation personally.
When this happens, we typically say no and advise against owner involvement during the move-out process. Having the owner present can create a confrontational atmosphere. As property managers, we want to handle the situation without additional pressure from the owner, allowing us to focus on the tent’s needs and maintain a professional relationship.

One of the main concerns during move-out is the security deposit that legally belongs to the tenant until we, as property managers, assess the property’s condition after they move out and decide whether to deduct any costs for repairs.
Of course, there have been very few times when we have had a tenant with a “perfect move-out.” This means the tenant leaves the property in excellent condition without damages or required repairs. We are looking for tenants who want to give us a perfect move-out.
To help tenants get ready for their move-out, we provide a pre-move-out checklist that details the steps they should follow to leave the property in good shape. We also offer a pre-move-out inspection if they ask for it, which helps us spot any issues early so tenants can fix them before leaving.
