Let’s say a typical home in Hawaii is valued at around $1 million. Our goal is to get a 4% to 5% return on investment annually. To calculate the monthly rent, we take 4% to 5% of the property value, and divide that by 12.

As an example, if a house is worth $800,000, we would take 4% to 4.5% of that value, or around $32,000 depending on the condition and comparable properties in the neighborhood. This gives us the annual expected return, which we then divide by 12 to get the monthly rent. It may sound a bit complicated, but it’s quite simple.
